Dear Guests,
We are looking forward to hosting you here at the farm in the upcoming days. We hope you enjoy your stay here as much as we have enjoyed making this space a place to relax. Vermont has many sights and activities to offer! We want to take this opportunity to welcome you in advance and provide some pre-arrival information.
Check In: Check in time is 3:00 PM through 8:00 PM (see below*). Check out time: 11:00 AM.
A camp map is available here. For regular hour check-ins kindly text or email us your ETA on your arrival day and we will be sure to greet you!
Please note: Check-ins after 8:00 PM will be "self check-ins." Due to the nature of the property and campground, we strongly recommend planning to arrive/check-in between 3:00 PM and 8:00 PM. No luggage assistance or shuttle are available after 8:00 PM.
When you arrive enter our south driveway where the Parker Hill Farm sign and gate are. From there drive approximately 600 ft and look for the parking signs. Either Patty, Samantha or I will greet you and shuttle you and your luggage to your accommodation.
Camp Policies: We want to make sure your stay is enjoyable and safe. Please review the camp policies at the end of this document and please ask if you have questions regarding them.

Breakfast: Our complimentary breakfast is served from 8:30 AM to 10:00 AM. Full, fresh-cooked breakfasts are served on Saturdays, Sundays and holiday Mondays. Continental breakfasts are served on weekdays but rest assured, there will be plenty of goodies available like fresh baked scones, muffins, fruit, yogurts and granola. Fresh coffee is available at the camp kitchen beginning at 8:00 AM. Warning - Pete tends to make strong coffee using dark roasts so drinker beware!
Now for the fun stuff…
For starters, this season we are partnering with our neighbor Vermont Wagyu to bring you some of the finest beef on the planet – no kidding, right here in Vermont. The grazing cattle you see in the green pastures around the camp are from Vermont Wagyu’s herd. That’s what we call farm to table direct! Order online at least one day directly at https://vermontwagyu.com/ and your order will be delivered and waiting for you in your own freezer before you arrive. Grill or fry it on your accommodation’s gas grill just how you like it. We can attest that their beef is otherworldly so splurge, you won’t regret it.
Our revamped camp store will feature Vermont craft beer, wines, tasty local cheeses and other goodies as well s-more makings, alpaca gifts, Parker Hill Farm apparel, alpaca products and whatever fun stuff we can come up with. We will also carry ice, sundries, and extra firewood.
And of course, be ready to meet the farm animals!

Camp Policies
Important Information - Please read carefully
To help ensure a safe, wonderful experience for all guests, we've established campground & farm policies. Those who choose not to observe these policies may be asked to leave the property without any form of refund. Policies are as follows:
Cancellation Policy
If we are notified 72 hours or more prior to your arrival, you will be entitled to a full refund of your deposit minus a $25 credit card processing fee.

If we are notified less than 72 hours prior to your arrival, guests will forfeit their deposit (50% of their total booking charge).
All rates are subject to state and local taxes and are subject to change without notice. Holidays are subject to Peak Season rates and 3 night minimum stay. Must be 18 years of age to register. You will be responsible for any damages to your tent or furnishings during your stay.
Pets & Farm Animals
For the safety of our farm animals and guests no pets allowed.

Please do not feed farm animals or enter gated areas where animals are kept without a member of the camp staff.
Children & Visitors
All camp guests must be 12 years or older.
All guest visitors must have prior permission of camp staff to come on the property.
Quiet Hours
Quiet hours are observed from 10:00 PM to 8:00 AM.

Please be considerate to fellow campers (voices, music volumes, etc.).
Campground & Tents
No smoking (both campground and farm property).
Out of area firewood prohibited (complimentary kiln-dried firewood provided with stay).
No firearms or fireworks.
No personal tents or canopies allowed.
No swimming or wading in the farm pond.
We ask that you place trash, food waste & recycling in designated areas. Please - no trash in fire pits.
No trespassing onto neighboring properties/pastures without the property owner’s permission.
No entry into any areas within campground or farm designated as "private" (unless accompanied by camp owners).
Vehicles and Parking
Free parking in designated areas only.

Speed limit 10mph within camp and property.
Protect your person & property; keep cars and personal items safely secured at all times (we are not responsible for lost or stolen property).
INDEMNITY. Guests staying at Parker Hill Farm & Boutique Campground take full responsibility for any damage and/or breakages incurred during their stay. Parker Hill Farm & Boutique Campground takes no responsibility for any lost or stolen items from accommodation or vehicles and suggests that Guests securely lock their accommodation and/or motor vehicle when unoccupied. No refunds will be issued. Upon departure, any key deposit or other bonds paid are refunded to Guests, provided the keys and/or hired items are returned in the same condition upon check out.
